Renovate, Refinance or Sell? Start With These Questions

Your property isn’t quite working for you anymore. Maybe it needs updating, you need more space, or you’re wondering whether your equity could be put to better use. So what’s the right move: renovate, refinance, or sell? There’s no universal answer, but these questions can help point you in the right direction.

1. Do you still love the location?
Yes: Renovating may make sense if the property itself can become what you need.
No: If the location is the problem, putting money into renovations may not solve it. Selling could be worth exploring.

2. Would a renovation meaningfully improve the property?
Consider both how much you’ll spend and how much value or functionality you’re likely to gain. If the numbers don’t add up, look at your other options.

3. Do you need access to equity rather than a different property?
If your property has built up significant equity and your financial needs have changed, refinancing may be an option worth investigating.

4. Has your life changed since you bought the property?
A growing family, changing lifestyle, retirement plans or a shift in your investment goals can all change what “the right property” looks like.

5. What are you trying to accomplish?
More space? A better return? Access to capital? Less debt? A change in lifestyle? Your goal should drive the decision—not simply the fact that your property needs work.

Interrupt the Autopilot

By October, the fall routine can feel like it’s running the show: wake up, commute, work or school, dinner, repeat. When every day starts looking the same, it’s easy to slip into autopilot. The antidote? Interrupt it. A little novelty can wake up your brain, shift your perspective and make an ordinary week feel different.

Have a no-screen morning. Make coffee, read the newspaper or simply sit with your thoughts before reaching for your phone. Take an alternative commute. Walk, bike, take transit or choose a completely different route. Changing your surroundings can change your perspective.

Work somewhere different. If your schedule allows, swap your usual workspace for a library, café or another spot for an afternoon.

Have a “yes” evening. Say yes to something you normally skip: a spontaneous walk, a board game, cooking something new or calling a friend.

Switch up the soundtrack. Trade your usual playlist or podcast for something completely different, like listening to a book, or spend your commute in silence.

Commit to one new thing every weekend. Try a new recipe, visit a new restaurant, learn a new skill, explore a new neighbourhood or simply do something you’ve never done before. It doesn’t have to be ambitious—the point is to create a little novelty.

Do something deliberately analog. Bake something. Write a letter. Pull out a puzzle. Play cards. Pick up an instrument. Give your brain something different to do.

Change one thing about your workspace. Rearrange your desk, work facing a different window, bring in a plant or move to another room. Even small environmental changes can make familiar work feel less familiar.

Eat dinner somewhere unexpected. Turn an ordinary Tuesday into a picnic in the park, dinner on the patio or a meal at a restaurant you’ve never tried.

A Thanksgiving Feast Beyond Turkey

Turkey may be the traditional Thanksgiving centrepiece, but it’s hardly the only option. Canada’s regional bounty offers plenty of inspiration for a memorable main course and a chance to put a distinctly Canadian spin on your holiday table.

Pacific Salmon with Roasted Squash.
Take inspiration from British Columbia with a beautiful roasted or cedar-planked salmon. Pair it with maple-glazed squash, wild mushrooms and a cranberry relish for a distinctly West Coast Thanksgiving.

Québécois Tourtière
This classic Québec meat pie makes a hearty and wonderfully comforting alternative to turkey. Serve it with a sharp apple or cranberry chutney to cut through the richness.

Maritime Lobster Feast.
For something completely different, make Atlantic lobster the star. Add roasted potatoes, seasonal vegetables and a simple herb butter for a relaxed East Coast-inspired celebration.

Prairie Beef Tenderloin.
Celebrate the Prairies with a roast beef tenderloin accompanied by roasted root vegetables, prairie-grown grains and a rich mushroom sauce. It’s an elegant option that can still feel wonderfully rustic.

Ontario Pork Roast with Apples.
Ontario’s apple-growing regions provide the inspiration for a classic autumn pairing: a roast pork loin with baked apples, sage and a cider pan sauce. Add roasted squash or potatoes for a complete fall feast.

Wild Game with Northern Berries.
For a truly Canadian alternative, consider venison or another locally sourced game, paired with wild berry sauce and roasted root vegetables. Northern berries such as blueberries and cranberries bring a bright contrast to the rich meat.
